If anything during your stay falls below expectations upon arrival, please let me know straight away so I can resolve the issue quickly

The Duplex Check-in: From 16:00 Check-out: 10:30

The Compact Coastal Crib Check-in: From 15:00 Check-out: 11:00

Before You Leave:

Please kindly close all windows, turn off lights and small appliances (leave routers and fridge on) Turn heating down to 16°C. Stripping the bed and washing your dishes would be appreciated

General Rules:

1. No Smoking / No Drugs Strictly no smoking or drugs anywhere inside or around the property. This includes marijuana and all recreational substances. Breach may result in up to £100 deduction from the deposit

2. Extra Guests All overnight guests must be declared and paid for at least 24 hours before check-in. 

3. Noise Please keep noise to a considerate level at all times. A Minut device monitors noise levels (decibel only — no audio recording). Excessive noise may breach lease conditions

4. Deliveries No deliveries other than food. Please use local Amazon Lockers for parcels

5. Makeup & Towels Makeup removal towels and cotton pads are provided. Do not use white towels for makeup. Place used towels in the laundry basket at checkout

6. Wooden Worktops Do not place hot pans directly on surfaces. Use trivets and chopping boards. No abrasive cleaners

7. Sofa Bed (Penthouse & Duplex) Bedding is stored inside the sofa when extra guests are declared. Remove back cushions to create a full sleeping area. Pull loops gently to avoid damage

8. Extra Appliances Do not bring additional heaters, AC units or other appliances. Phones, laptops and tablets are fine

9. Furniture Do not move beds, sofas, chairs or large appliances

10. Complimentary Items Please enjoy complimentary products and take anything you open. Kindly leave baskets

11. No Deep Fat Frying Strictly no deep frying due to fire risk. Fire blanket and extinguisher provide

12. WiFi Use No use of file-sharing networks (e.g. BitTorrent). Breaches may result in immediate check-out

13. TV Use Smart TV with Freeview and apps. You may log into personal accounts but please log out before checkout

14. Heating The flats retain heat well. Please keep heating around 18°C. Turn heating down before opening windows to prevent system triggers

15. Sonos One Works with Spotify, Audible and compatible apps. You may need to connect via your own device if connection drops

16. Echo Dot / iPad Mini Follow the simple in-property instructions

17. Ring Doorbell Cameras operate only in shared entrance areas for security purposes please do not tamper with them

External refuse area is to the left of the building for black bags and recycling. For the Duplex, please leave rubbish in the apartment
