Terms & Conditions – Direct Bookings
These Terms & Conditions apply to all direct bookings made via our website or by email.
By confirming a booking and paying a deposit or full balance, you agree to the terms set out below.
1. Booking & Payment
A booking is confirmed once payment has been received and written confirmation has been issued.
A 25% deposit is required to secure the booking (or full payment if booking within 30 days of arrival).
The remaining balance is due 30 days before arrival.
Failure to pay the balance by the due date may result in cancellation.
Payments must be made by bank transfer to the account provided in your booking confirmation.
2. Security / Damage Deposit
A refundable security deposit may be required prior to arrival.
The deposit will be returned within 5–7 days after departure, subject to inspection.
Reasonable deductions may be made for damage, excessive cleaning, missing items or breach of these Terms.
3. Booking & Payment Terms
A booking is confirmed once the required payment has been received and written confirmation has been issued.
A deposit of 25% of the total booking cost (or £50, whichever is greater) is required to secure the reservation.
The remaining balance is due 30 days prior to arrival.
If a booking is made within 30 days of arrival, full payment is required at the time of booking.
If the balance is not received by the due date, we reserve the right to cancel the booking and retain the deposit.
It is the guest’s responsibility to ensure payments are made on time.
4. Cancellation Policy
More than 30 days before arrival The deposit (25% of the total booking cost or £50, whichever is greater) non-refundable.
No further sums will be due.
30–8 days before arrival 25% of the total booking cost will be retained. Any additional balance paid will be refunded.
7 days or less before arrival No refund will be given.
Failure to arrive (no-show) will be treated as a cancellation and no refund will be due.
We strongly recommend guests obtain suitable travel insurance to cover unforeseen circumstances.
4. Host Cancellation
In the unlikely event we must cancel due to circumstances beyond our control, a full refund will be issued.
Our liability is limited to the total amount paid.
5. Occupancy
Maximum occupancy must not be exceeded.
All overnight guests must be declared and paid for prior to arrival.
Unauthorised guests may result in immediate termination of the booking without refund.
6. Conduct
Guests must respect neighbours and the property at all times.
Parties or events are not permitted.
We reserve the right to end a booking in cases of serious misconduct.
10. Liability
We accept no liability for loss, damage or interruption caused by circumstances beyond our control. Guests are responsible for supervising children at all times
11. Force Majeure
We shall not be liable for any failure to perform our obligations where such failure is due to events beyond our reasonable control.
This includes, but is not limited to, extreme weather, government restrictions, utility failure, natural disasters, or other unforeseen circumstances.
In such cases, liability will be limited to the total amount paid.
12. Data Protection
Guest information is stored securely and used solely for booking administration and communication.
13. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
We reserve the right of entry in case of emergency.
14. Keys
Charges will apply for lost or unreturned keys.
