Terms & Conditions – For Direct Bookings
These Terms & Conditions apply to all direct bookings made via our website or by email.
By making a booking and paying a deposit or full balance, you agree to the terms below.
1. Booking & Payment A booking is confirmed once payment has been received and written confirmation has been issued. A 25% deposit is required to secure the booking (or full payment if booking within 30 days of arrival). The remaining balance is due 30 days before arrival. Failure to pay the balance by the due date may result in cancellation and loss of deposit. Payments must be made by bank transfer to the account specified for the relevant property:

2. Security / Damage Deposit A refundable security deposit may be required before arrival. This will be returned within 5–7 days after departure, subject to inspection. Deductions may be made for: Damage beyond normal wear and tear Excessive cleaning Smoking Missing items Breach of house rules.
3. Cancellation Policy Guest Cancellation More than 30 days before arrival: refund of all monies paid minus a £50 booking administration fee. 30–8 days before arrival: the 25% deposit will be retained. Any additional balance paid will be refunded. 7 days or less before arrival: no refund will be made. Failure to arrive (no-show) will be treated as a cancellation and no refund will be due. If the property is successfully re-let for the same dates, a partial refund may be offered at our discretion. We strongly recommend guests take out suitable travel insurance. Host Cancellation In the unlikely event that we must cancel due to circumstances beyond our control, a full refund will be issued. Our liability is limited to the total amount paid.
4. Check-In & Check-Out Check-in and check-out times are as stated on your booking confirmation. Late check-out without prior agreement may incur additional charges.
5. Occupancy Maximum occupancy must not be exceeded. All overnight guests must be declared prior to arrival. Unauthorised guests may result in immediate termination of the booking without refund.
6. Behaviour & Noise Guests must respect neighbours and building lease conditions. No parties or events. Noise monitoring devices may operate (decibel monitoring only, no audio recording). Excessive noise may result in immediate termination without refund.
7. Smoking & Drugs Strictly no smoking or drugs inside or around the property. Breaches may incur cleaning charges and/or deposit deductions.
8. Damage & Breakages Guests are responsible for any damage caused during their stay. Please report any breakages immediately.
9. Use of Property No commercial activities without prior written permission. No deep fat frying. No additional appliances (portable heaters, AC units, etc).
10. Liability We accept no liability for: Personal injury unless caused by proven negligence Loss or damage to personal belongings Power, water, internet or utility outages beyond our control Guests are responsible for supervising children at all times.
11. Force Majeure We are not liable for cancellations or interruptions caused by events beyond our control, including extreme weather, government restrictions, utility failure or natural disasters.
12. Data Protection Guest information is stored securely and used only for booking administration and communication.
13. Governing Law These terms are governed by the laws of England and Wales. Right of entry in emergencies.
14. Charges are made for key replacements.
