This Privacy Notice explains how we collect, use and protect your personal information when you book directly with us.

In collecting and processing your data, we act as a Data Controller under the UK General Data Protection Regulation (UK GDPR).

1. Who We Are:  Kent Coastal Holiday Homes are partially owned by L&J Fox Ltd King Arthur’s Court Maidstone Road Charing Ashford Kent TN27 0JS L&J Fox Ltd (the legal owner of The Duplex Margate). We are not required to appoint a Data Protection Officer. Any enquiries regarding personal data should be directed to the contact details above.

2. What Personal Data We Collect When you make a booking, we collect: Full name Postal address Telephone number Email address Booking details (property, dates, number of guests) Payments are processed securely via bank payments or via Stripe. We do not store your card details.

3. Why We Collect Your Data We collect your data in order to: Fulfil your booking contract Communicate with you regarding your stay Maintain financial records for accounting and tax purposes Send occasional marketing communications where lawful to do so The lawful bases for processing are: Contractual necessity (to fulfil your booking) Legal obligation (for accounting records) Legitimate interests (past guest communications) You may unsubscribe from marketing communications at any time.

4. How We Store Your Information Booking information is stored in our property management system, Smoobu, which is based in Germany. We do not retain or store credit card information. Data may also be temporarily stored on secure UK-based web servers as part of our booking system. We take appropriate technical and organisational measures to protect your data.

5. How Long We Keep Your Data Booking records are retained for 7 years in line with UK tax and accounting requirements. After this period, personal data is securely deleted.

6. Sharing Your Information We do not sell or share your personal data with third parties for marketing purposes. Your data may be processed by trusted service providers necessary to operate our business, including: Stripe (payment processing) Smoobu (booking management system) These providers process data in accordance with GDPR requirements.
